An overlay or resurface project can be an option rather than replacement. This is especially true in the case of parking lots. Resurfacing a parking lot can be very appealing due to cost. It is much less expensive to resurface large areas such as parking lots than to replace.
Only certain situations can a driveway be resurfaced. This is because the overlay is 1-1/2 - 2 inches thick. The existing driveway must be sunk at the garage, sidewalk, curb or any other adjoining surface otherwise the overlay will create an uneven joint.
Overlays are performed by cleaning the driveway or parking lot. Aurora Asphalt & Sealcoating then apply tack oil over the existing surface. This helps the new asphalt adhere to the old asphalt. Our standard mat is paved with 41A hot asphalt and is 1 1/2-2 inches thick after being compacted with a double drum vibratory roller. Cleanup is essential in completing the job.
Another thing to keep in mind when overlaying any asphalt is that the subsurface is not being repaired. Any cracking in the existing asphalt will come back up through the overlay. This is called "reflective cracking". There is also a good chance that if there is puddling in certain areas, these areas will again puddle since in most cases, the grade can not be altered by just paving an overlay.
Life expectancy for an overlay or resurfaced parking lot is 8-10 years with proper maintenance. Aurora Asphalt & Sealcoating warranty is for 1 year. This excludes frost cracks, petroleum damage, punctures, and normal wear.
